You’ve probably heard that spring is the best time to sell a home, and that’s true, but mid-April is when the market truly heats up. Realtor.com says the best week to sell in 2025 is April 13-19. This is significant if you’re aiming to get the most from your sale. Let’s explore why this week is crucial and what you can do now to prepare your home.

1. Homes sell for more money. Homes listed between April 13-19 are projected to sell for 1.1% more than the yearly average. That’s about $4,800 more per sale and $27,000 higher than homes listed in January. Waiting too long can lead to increased competition, which might flatten prices. By listing early in April, you maximize your chances of selling for more money.

2. Homes sell faster. Currently, homes in Lexington are sitting on the market longer than last year. As of February 2025, homes are taking an average of 66 days to sell, five days longer than in 2024. The longer a home sits, the more likely you may have to lower the price to attract buyers. However, homes listed in mid-April tend to sell quickly, resulting in less waiting, fewer showings, and stress for you as a seller.

3. More buyers are looking. Mid-April is peak home-buying season. More buyers are actively searching online, getting pre-approved mortgages, and competing for homes. Listing in April allows you to capture buyers before they have too many options.

4. Less competition from other sellers. A lot of homeowners delay listing until May or June. The problem with that is more homes on the market equals more competition, making it harder to get top dollar. By selling in April, you avoid the rush and increase your chances of receiving multiple offers.

What’s happening in the Lexington market? Homes in Lexington are currently taking longer to sell compared to last year. If you price your home incorrectly or wait too long to list it, you may have to reduce your price to secure a sale. In February, 16.8% of homes had to drop their prices—a percentage we haven’t seen since 2016. This indicates that sellers who listed at the wrong time often had to settle for less than they anticipated.

Although mortgage rates remain high, they are projected to decrease later in 2025. If this happens, more buyers may enter the market, potentially driving up home prices further.

What does this mean for you? April is the best opportunity to sell quickly, avoid price reductions, and walk away with more cash in your pocket. If you want to miss out on this opportunity, you must start preparing now. Here’s what you should focus on:

• Boosting curb appeal. First impressions matter. A well-maintained lawn, fresh mulch, or a newly painted front door can significantly increase your home’s value in a buyer’s eyes.

• Decluttering and staging. *Buyers need to picture themselves living in your home. That means getting rid of clutter, removing personal items, and arranging your furniture to create a bright and open atmosphere that attracts potential buyers.

• Pricing it right. Overpricing is one of the biggest mistakes sellers make. If your price is too high, buyers will overlook your home entirely. Aim to price it competitively, taking current market trends into account.

• Professional photos and marketing. The first showing happens online. Buyers will scroll past your home if your listing photos are bad. High-quality photos and a strong marketing plan can bring more buyers and get you a higher offer.
